EIB Inspections offers home and commercial inspection services to the greater San Antonio area.

Our inspections are designed to inform you—but not alarm you—about potential issues within a home’s structure or installed mechanical systems. Prospective buyers are always invited to attend the inspection in order to learn about the home firsthand—and we welcome phone calls with any questions that you may have even long after the inspection is over. We adhere to TREC’s strict Standards of Practice.

In addition to our General Home Inspection, EIB is proud to offer the following inspection services.

New Construction Inspection services

New Construction Phase Inspection

Let us inspect your home throughout the building process to ensure your investment is protected and built correctly. We inspect at the following times:

  • Pre-pour
  • Framing/electrical/plumbing
  • Finished build
  • 11 Month Inspection
11 Month Warranty Inspection

11th Month Warranty Inspection

Before the 1-year warranty expires on your new home, let us perform an inspection and write a comprehensive report. We’ll assess the condition of the readily accessible structure and installed mechanical systems to identify any issues that have emerged since you first moved into the home.

Commercial Inspection

Commercial Building Inspection

This inspection is for commercial properties of most sizes—whether it’s a small business space or a large warehouse. Before you commit to an investment, we’ll assess the condition of the property’s structure and installed mechanical systems. This will give you a better idea of the building’s quality and reveal any existing safety issues that will need addressed before the building can be used for commercial purposes.

Pre Listing Inspection

Pre-Listing Inspection

Before you gear up to sell your home, we recommend scheduling a Pre-Listing Inspection. This process involves a thorough evaluation of the property to determine if there are any defective components or deficiencies within the installed mechanical systems. This will help you earn the trust of prospective buyers—facilitating a chance to arrange repairwork or otherwise disclose known issues before a buyer schedules an inspection of their own.

Septic Inspection

Septic Inspection

When you’re buying a home, it’s highly important that the septic system is undamaged and operating correctly. Otherwise, you could have a very expensive problem on your hands in the not-so-distant future. We’ll check the septic tank for acceptable sludge levels while also looking for any signs of damage. The baffles and other mechanical components will also be evaluated to ensure that everything is functioning as intended.

Re Inspection

Thermal Imaging Inspection

Take your inspection even further with Thermal Imaging. We will employ a special Infrared Thermographic camera so that we can view and interpret areas of heat discrepancies that would not be visible to the unaided human eye. Thermal Imaging will be used to detect hot spots in the electrical panel and potential previous water leaks at repairs, and to check for sections of low insulation at interior walls, as well as any signs of water stains or leaks.

Termite WDI Inspection

WDI & Termite Inspections (Arranged with 3rd Party)

We can arrange a WDI & Termite inspection for you. We refer our WDI Inspections to some of the top contractors in the area. They’ll thoroughly assess a property for any signs of damage caused by termites or other wood-destroying insects. They’ll also look for ongoing infestations so that you can be fully aware of the extent of a problem before moving forward with an investment.

Re Inspection

After having a defective component in a home repaired or replaced, there often remains some uncertainty as to whether or not the component in question is up to standard. If we found the component to be defective in our original home inspection, then we encourage you to schedule a Re-Inspection so that you can have the reassurance of a professional inspector. We’ll carefully look over any modifications that have been made, informing you of any remaining or additional issues.
